WDG Ventures, Inc. has been involved in a number of consulting assignments during the past several years, which have grown out of the need, that certain clients and client communities have expressed for “real world” advice on analyzing real estate issues. We bring to the table the perspective of a developer who is an owner, asset manager, and creator of value in a variety of commercial and residential projects. Our experience in managing tenants, analyzing specific supply and demand characteristics, selling and purchasing assets enables us to “sit in the shoes” of the user in order to offer solutions which make sense in a dynamic market.

Bayview Hunter's Point

In 1997, the San Francisco Redevelopment Agency as a part of an overall planning team to develop a Concept Plan for the economic development of the Bayview Hunters Point community of San Francisco retained WDGV. The responsibilities of WDGV were to synthesize existing studies and reports focusing on market conditions, infrastructure, labor conditions general plan status, economic development goals and strategies. WDGV headed the economic development team whose duty was to identify and devise projects that would have a catalytic impact on the area.
WDGV coordinated the review and synthesis of existing economic consultant studies and reports, the Department of City Planning, SFRA (Hunters Point Shipyard and other initiatives), the light rail effort and the retail/stadium project at Candlestick Point. This information helped in the identification and formation of the proposed catalyst projects.
WDGV also coordinated the Catalyst/Economics Team in developing the Concept Plan including identify existing inventory of "catalyst" projects, developing a matrix and methodology for evaluating project effectiveness, identifying opportunities for rehabilitation and re-focusing existing resources.
WDGV also participated with the Bayview Hunters Point Project Area Committee in fostering community-wide education and coordination including tutorial programs and community workshops on housing, economic development, Third Street merchant opportunities, transportation, urban design, cultural resources, and the environment.
The Redevelopment Agency and other public development resources to guide future City-sponsored initiatives for community economic development will use the Concept Plan.
