WDG Ventures, Inc. has been involved in a number of consulting assignments during the past several years, which have grown out of the need, that certain clients and client communities have expressed for “real world” advice on analyzing real estate issues. We bring to the table the perspective of a developer who is an owner, asset manager, and creator of value in a variety of commercial and residential projects. Our experience in managing tenants, analyzing specific supply and demand characteristics, selling and purchasing assets enables us to “sit in the shoes” of the user in order to offer solutions which make sense in a dynamic market.

735 Market Street Historic Building Seismic Retrofit and Renovation

735 Market Street is a six story, approximately 54,000 sq. ft. building on the northwest corner of Third and Market Street in San Francisco. The site is zoned C-3-R which allows office, retail, hotel and restaurant use. The building was designed by architect Willis Polk and was constructed in 1908. Though not on the national Register and located outside the national Register Historic District, 735 Market is a Category II or “B” building and is therefore considered an historically significant downtown building.
WDG Ventures, Inc. was retained by Millennium Partners oversee the renovation of the 745 Market Street building for office and retail use and general upgrade to a Type I building, including renovation of floors 2, 3, 4 and 6 for general office use with ground floor retail space. The renovation included architectural and structural elements and ADA compliance. The costs of the renovation of the building qualified for historic building investment tax credits.
