WDG Ventures, Inc. has been involved in a number of consulting assignments during the past several years, which have grown out of the need, that certain clients and client communities have expressed for “real world” advice on analyzing real estate issues. We bring to the table the perspective of a developer who is an owner, asset manager, and creator of value in a variety of commercial and residential projects. Our experience in managing tenants, analyzing specific supply and demand characteristics, selling and purchasing assets enables us to “sit in the shoes” of the user in order to offer solutions which make sense in a dynamic market.

Presidio

Prior to the formation of the Presidio Trust, WDG Ventures was brought on as part of a consulting team to the National Park Service to complete a range of analyses for re-use of commercial and residential buildings in the Presidio. The Park Service had been charged by Congress to determine the highest and best use for property in the Presidio with the goal of generating substantial annual revenue to support Park operations.
WDG Ventures researched the commercial market and recommended a fair market rate structure for buildings to be used as office space. We did a similar analysis of the residential market to create an asset management plan for the 1100 units of housing on the Presidio, which the Park Service sought to renovate and lease to targeted groups of potential lessees.
